DECLARATION OF RESTRICTIVE COVENANT
This Declaration of Restrictive Covenant("Declaration") is made by the undersigned
owner(s) ("Owner")of the real property described below.

Portion of Section 12, Township 19 North, Range 3 West of the Willamette Meridian, Mason
County, Washington.
Restrictive Covenant
For valuable consideration,the receipt and sufficiency of which are acknowledged,the
Owner hereby declares and covenants that the following restriction shall run with the land
and be binding upon the Owner and all successors, heirs, assigns, tenants, occupants,
and any future owners of the above-described property.
1. No Vehicle Maintenance. No vehicle maintenance, repair, servicing, rebuilding,
restoration, painting, or similar mechanical work shalt be performed within the
garage or elsewhere on the Property,except for emergency repairs necessary to
move or safely operate a vehicle.
2. No Storage of Vehicle Fluids or Chemicals. No gasoline, diesel fuel, motor oil,
transmission fluid, brake fluid, coolant, antifreeze, solvents, automotive chemicals,
hazardous materials, or similar vehicle-related fluids or chemicals shall be stored in
the garage or elsewhere on the Property, except for incidental quantities contained
within the normal operating systems of vehicles.
3. Roofing Material. All roofing materials will be non-zinc coated within the 100-foot
welt radius.
4. Runningwith the Land.This Declaration is intended to constitute a covenant
runningwith the land and shall be binding upon and inure to the benefit of all
present and future owners of the Property until released or modified by a written
instrument recorded in the official records of Mason County,Washington.
5. Recording.This Declaration shall become effective upon recording in the real
property records of Mason County,Washington.
