The customer has an upcoming project adding onto the existing garage and doing a deck remodel on the water side of the home. See attached plot plan for details. The site has an existing home and permitted 3-bedroom septic system installed in 1992. According to records, the existing system consists of a 1,200-gallon 2-compartment concrete septic tank followed by 150 lineal feet of gravity drainfield trenches (450 s.f.). The septic was recently inspected by Bamford Septic Repair in April-2026 and showed no deficiencies. There is also a lift pump in a basin on the lower/lake side of the house for the basement plumbing. It is 50 ft from the lake. The basin is 2 ft from the existing foundation and new support posts are proposed at 2 ft from the basin. Currently there is not one, so a high-level alarm is to be added to the existing basin. See attached waiver. A garage addition is proposed less than 10 feet from the existing drainfield so a local setback waiver is attached. The garage foundation is to be a minimum of 2 feet from the existing drainfield. Bamford Septic Repair will also be adding observation ports at the ends of the 3 existing laterals. The garage builder is to take extra care not to disturb the drainfield when excavating for the new garage foundation. We have set aside 450 s.f. of drainfield trench reserve area, enough for a 3-bedroom septic in Type 3 soil should it be needed in the future. This reserve area has no setback issues as it is 100+from any wells or surface water. No soil is to be disturbed in this area, it is in an existing garden area and is safe from vehicle traffic or parking.
