The site has an existing permitted 2-bedroom septic system installed in 1969 for a home built in 1971. According to records,the existing system consists of a 1,000-gallon single- compartment concrete septic tank followed by 86 lineal feet of gravity drainfield trenches(258 s.f.). Minimum historical sizing of the drainfield for a 2-bedroom would be 240 s.f., so this system meets those sizing standards. The septic was recently pumped and inspected by Maples Excavating in May-2026 and the tank showed low-level. They filled the tank and performed a 72 hour leak-down test.The tank level went down below the outlet during the test and upon further inspection,the tank appears to have been manufactured with holes in the sides. One of the holes had root intrusion.The tank needs to be replaced with one that is water-tight.The drainfield was flow-tested successfully with no water coming back. The existing tank will be decommissioned or removed and a new 1,000 gallon minimum 2-compartment septic tank with effluent filter will be installed. See tank permit attached. We have set aside 300 s.f. of drainfield trench reserve area, enough for a 2-bedroom septic in Type 3 soil should it be needed in the future. This reserve area has no setback issues as it is 100+from any wells or surface water. No soil is to be disturbed in this area and it should not be used for vehicle traffic or parking.
