Having considered the evidence presented by the parties in this appeal, the Board hereby:

This decision is based on our finding that:
The hearing was held on 5/21/2026.
Kristopher Zorer, Appellant, was not present at the hearing. Caleb Cowles, Appraiser, and Assessor Patti
McLean were present.
The Appellant stated in the petition, “I have collected data from comparable properties sold in our area
(Area 6) and the average property comparable to ours sold for $494,538.46 in the year 2024. The letter from
the Mason County Assessor said the average property increased 10-12% in the year 2024, and ours has been
valued at a 16.97% increase which I do believe is high compared to properties sold in the area during the
year 2024. We did not make any major improvements to our house in 2024 and on the contrary our house
needs improvements like a new furnace, new deck, new fencing and land clearing.I do think the fair value
for our house in 2024 was $575,600 according to comparable houses sold in the area in 2024, Zillow and
Redfin's estimated sale price for 2024 and that no improvements were made to the property.”
The Assessor provided four comparable sales, all of which supported the assessed value of the subject
property.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $68,250 and improvements at $569,645 for a total of
$637,895 for the subject parcel.
