DarrenHermsen,Appellant, was present at the hearing. Elizabeth Zigler, Appraiser, and Assessor Patti McLean were present. The Appellant stated he was unaware of the proper time window for the sales dates for his comparable sales. The Appellant felt that his home was assessed higher than it should have been when looking at the Assessor’s comparable sales. In his petition,the Appellant referenced that his home is located in an undesirable area and neighboring homes sold for a lesser value than his assessed value. The Assessor provided three comparable sales, all of which were in the same market area and of the proper sales date requirements. The Assessor’s original Notice of Value was set at $550,825. During the protest period the Assessor sent a Notice of Correction to the Appellant lowering the assessment to $505,460. The Board found no clear, cogent, or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at $35,790 and improvements at $469,670 for a total of $505,460 for the subject parcel.
