The right front or SW comer had settled by as much as 4'/-inches and the rear left or NE comer had settled causing cracks to form in the concrete block foundation. The Homeowner wanted the foundation at these sides and the interior floor to be lifted as much as practical and for this portion of the home to be permanently stabilized against any future settlement. I had originally specified the use of fourteen (14) hydraulically driven helical piers to be installed under the foundation with six piers along the two sections of rear wall, three piers along the south side wall, two piers at the front or west side, and three at the inside of the south section of the home. During the installation, the crew noted that they would have to dismantle a large shelving system for the three interior piers so the agreement with the Homeowner was to eliminate those three piers. These 2'/8-inch diameter steel piers used eight of the modified standard brackets (RD.3177) , two of the 4040 flat top brackets, and one low profile 4036 bracket along with sections of steel angle on top of the brackets. In addition to the piers and brackets, we had specified the use of three adjustable post bases and pad footings under the floor beam in the center section of the structure. The north and south sections were concrete slabs and a polyurethane filler was injected under these slabs after the foundation was lifted. The piers were installed with the 7k driver to pressures varying from 1000 psi to 1800 psi which exceeds the required capacity of 10,000 pounds that was specified in the engineering. The depth for the piers varied from 5 feet to 11 feet and they terminated in the rocky glacial till soil common in the Puget Sound area. The foundation was lifted about 2 inches at the SW comer and the eastern and southern sides were lifted slightly to stabilize the structure. The weight of these portions of the home are permanently stabilized against settlement. In conclusion, the installation of eleven helical piers and foundation support brackets along with three adjustable post bases was completed by Ram Jack under the front and rear sides of the Lindberg beach house at 22630 Highway 101 in rural Shelton, Washington. The work was �� completed in a professional and workmanship manner. In all cases the pier installation was / conduce er the Special Inspection criteria listed in the Ram Jack Legacy Report and is in lac my recommendations and the standards of the steel pier industry.
