Anthony Freiss, Appellant, was present at the hearing. Russ Milarch, Appraiser, and Assessor Patti McLean were present. The Appellant presented four comparable sales, two of which were outside of the assessment period, and some were outside of the market area. He also stated that his land has a drainage ravine that runs through his property, rendering it partially unusable. He disputes only the land value, not the improvements value. The Assessor agreed to revisit the subject property and due to the drainage ravine would be willing to make a manifest error correction, if needed. The Board found no clear, cogent, or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at $82,400 and improvements at $301,245 for a total of $383,645 for the subject parcel.
