This decision is based on our finding that:
The hearing was held on 4/14/2026.
Melinda Kupers,Appellant, was not present at the hearing. Gabe Anderson, Appraiser, and Assessor Patti
McLean were present.
The Appellant stated, “We logged the trees on our property decreasing the value of the land. While we
installed a new woodenfence to replace a wire fence our manufactured home is certainly not increasing in
value as it ages. We did put in an RV dump, electric and water line however this cannot amount to over
$90,000 in improvements. There are no additional outbuildings or additional landscaping added.”
The Assessor’s office provided four comparable sale all of which supported the assessed value of the
subject property.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $61,405 and improvements at $354,650 for a total of
$416,055 for the subject parcel.
