RE: Ryley Tucker Property(Parcel#42025-44-90020) Septic Reserve
Dear Inspector:
Attached is a plot plan for a property located at 191 W Wynwood Dr, Shelton,WA 98584. There was an
existing 14' x 66' 2-bedroom manufactured home on the property that had fallen into disrepair and has
just been demolished/removed. The owner is planning to install a new 27' x 60' (1,620 s.£)2-bedroom
manufactured home in the same location as the old home. See attached plot plan for details.
The site has an existing 2-bedroom septic system installed in 1978. According to records,the existing
system consists of a 1,000-gallon 2-compartment concrete septic tank followed by 100 lineal feet of
gravity drainfield trenches(300 s.f.). Minimum historical sizing of the drainfield for a 2-bedroom would
be 240 s.f., so this system exceeds those sizing standards.
The septic was recently serviced/inspected by AAA Septic in December-2025 and showed no
deficiencies. The drainfield was camera inspected and it passed a flow test. The report noted that at the
time of their inspection there was an RV parked partially on top of the drainfield. When we did our site
inspection for this permit paperwork,the RV had been moved.
We have set aside 400 s.f. of drainfield trench reserve area,enough for a 2-bedroom septic in Type 4 soil
should it be needed in the future. This reserve area has no setback issues as it is 100+from any wells or
surface water. No soil is to be disturbed in this area and it should not be used for vehicle traffic or
parking.
