BOE True and Fair Value Determination Land $ 25,680 Land $ 25,680 Improvements $ 721,205 Improvements $ 527,915 Minerals $ Minerals $ Personal Property $ Personal Property $ Total Value $ 746,885 Total Value $ 553,595 This decision is based on our finding that: The hearing was held on 4/9/2026. Stephanie VanDyke, Appellant, was not present at the hearing. Gabe Anderson, Appraiser, and Assessor Patti McLean were present. The Appellant provided four comparable sales, all of which were outside of the assessment year. She stated in her petition that she had a realtor look at the subject property and she would sell it for the total value that was placed on the subject property for 2025. The Assessor presented four comparable sales in the correct time period that supported a lower value than the Appellant desired. The Assessor created an Assessment Roll Correction and encouraged the Board to overrule the original value and set the new value at the adjusted amount. The Board found no clear, cogent, or convincing evidence that the Assessor was in error on the Assessment Roll Correction. Therefore, the Board sustains the value for the land at $25,680 and overrules the buildings/improvements at $527,915 for a total of $553,595 for the subject parcel.
