Having considered the evidence presented by the parties in this appeal, the Board hereby:
sustains overrules the determination of the Assessor.

This decision is based on our finding that:
The hearing was held on 4/7/2026.
Elise Geck and Aleni, Appellants, were present at the hearing. Russ Milarch, Appraiser, and Assessor Patti
McLean were present.
The Appellant talked about the small size of the lot. She provided four comparable sales and supporting
documentation for those as well as the market analysis, all of which were 2025 sales and therefore rejected
by the Assessor for being outside of the assessment period.
The Assessor included purchase from four years ago as a comparable sale along with three
other sales from 2023 and 2024. The Assessor, after analysis, offered an Assessment Roll Correction which
the Board accepted.
The Board accepts the new value found in the Assessment Roll Correction thereby overruling the original
valuation.
Therefore, the Board sustains the value for the land at $318,750 and overrules the buildings/improvements
at $940,610 for a total of $1,259,360 for the subject parcel.
