This decision is based on our finding that:
The hearing was held on 3/31/2026.
Charles Tratnick, Appellant, was not present at the hearing. Gabe Anderson, Appraiser, and Assessor Patti
McLean were present.
The Appellant’s petition disputed the initial valuation of $514,355; however, the Assessor correctedthe
initial valuation and sent the Appellant a corrected Notice of Value at $ 471,250. The Appellant did not
dispute that valuation.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $32,935 and improvements at $438,315 for a total of
$471,250 for the subject parcel.
