This decision is based on our finding that:
The hearing was held on 4/2/2026.
Kathleen Bakergumprecht, Appellant, was present at the hearing. Caleb Cowles, Appraiser, and Assessor
Patti McLean were present.
The Appellant provided an excellent summary of problems with her home. Included was extensive
documentation of the condition of her home, animal and insect damage, deterioration due to rot, settling and
leakage as well as deterioration due to age. She also provided information from her insurance agent and
realtor that her home is currently uninsurable.
The Assessor acknowledged that there were problems with the analysis of the home and sales grid. The
condition of the home had been overvalued and should have been subject to greater depreciation. The
Assessor agreed the buildings/improvements value should be $268,830.
Therefore, the Board sustains the value for the land at $105,690 and overrules the value of the
improvements at $268,830 for a total of $374,520 for the subject parcel.
