Jakob Young,Appellant, was present at the hearing. Caleb Cowles, Appraiser, and Assessor Patti McLean were present. The Appellant listed three comparable sales, with the second comparable sale also used by the Assessor. He recognized that the Assessor’s land adjustment was not representative of the 12 ½ acre difference to the subject property. The Assessor presented three comparable sales, all of which fall within the range of the subject property. The original assessment contained errors in the comparable property descriptions, and subsequent adjustments resulted in an additional discrepancy in the valuation of improvements.The original assessment considered the detached garage and a living space above it. The corrected assessment did not consider the detached garage or the living space above it; however, it did consider a partially-built shop that had been added on the property. Therefore, the Board sustains the value for the land at $99,745and improvements at $619,205 for a total of $718,950 for the subject parcel.
