Having considered the evidence presented by the parties in this appeal, the Board hereby:

Assessor’s True and Fair Value BOE True and Fair Value Determination
Land$52,660 Land $ 52,660
Improvements$721,505 Improvements$ 721,505
Minerals$ Minerals $
Personal Property$ Personal Property $
Total Value$774,165 Total Value$ 774,165
This decision is based on our finding that:
The hearing was held on 3/12/2026.
JenniferWilliams,Appellant, was present at the hearing. Elizabeth Zigler, Appraiser, and Assessor Patti
McLean were present.
The Appellant argued that the age of the house and the need for a new roof warranted a lower assessed
value. She also contended that the Assessor’s comparable sales were not relevant, citing differences
between her own comparable sales and those used by the Assessor.
The Assessor explained that the comparable sales presented had been adjusted to account for the age and
condition of the Appellant’s property. By considering the prior sale of the subject property along with the
other comparables, the Assessor appropriately adjusted the sales price on the re-issued Notice of Value.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $52,660 and improvements at $721,505 for a total of
$774,165 for the subject parcel.
