Having considered the evidence presented by the parties in this appeal, the Board hereby:

This decision is based on our finding that:
The hearing was held on 3/17/2026.
ThomasArnold,Appellant, was not present at the hearing. Gabe Anderson, Appraiser, and Assessor Patti
McLean were present.
The Appellant provided two comparable sales. One was not taken into consideration due to the year of sale.
The other home sold for less per square foot from that of the subject property’s assessment. He also stated
his downstairs shower was not usable and he currently does not have a laundry facility.
The Assessor provided four comparable sales, supporting the value placed on the subject property.
The Board found no clear, cogent,or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $82,015 and improvements at $416,535 for a total of
$498,550 for the subject parcel.
