Having considered the evidence presented by the parties in this appeal, the Board hereby:

This decision is based on our finding that:
The hearing was held on 3/10/2026.
Jon Miller, Appellant, was present at the hearing. Russ Milarch, Appraiser, and Assessor Patti McLean
were present.
The Appellant did not present any comparable sales; instead, he relied on the Assessor’s comparable sales.
He stated that he was opposed to comparable sales #1 and #2 because of tree removal. He was opposed to
comparable sales#6 because of code 94, which is open space.
The Assessor’s office stated that all six comparable sales were good comparable sales. The Assessor’s
office further stated that Appellant did not produce refutable evidence, meaning no land sales were
produced.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $90,935 for a total of $90,935 for the subject parcel.
