Cody Daggett, Appellant, was present at the hearing. Gabe Anderson, Appraiser, and Assessor Patti McLean were present. The Appellant based his value on assessments from neighboring properties instead of sales prices. He also felt there was an unreasonable discrepancy between the assessed values of property within Union and his neighborhood. He did not provide any comparable sales to support his argument The Assessor presented three comparable sales within the correct time frame and neighborhood. The value of the subject property falls within this range. The Board found no clear, cogent, or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at $117,540 and improvements at $316,810 for a total of $434,350 for the subject parcel.
