Assessor’s True and Fair Value BOE True and Fair Value Determination
Land $ 374,420 Land $ 374,420
Improvements$ 1,513,880 Improvements$ 1,513,880
Minerals $ Minerals $
Personal Property$ Personal Property $
Total Value $ 1,888,300 Total Value $ 1,888,300
This decision is based on our finding that:
The hearing was held on 2/12/2026.
Albert Hauer, Appellant, was not present at the hearing. Gabe Anderson, Appraiser, and Assessor Patti
McLean were present.
The Appellant provided four comparable sales that were after the assessment date of January 1, 2025, and
therefore cannot be used. The Appellant further provided four estimates of value derived from state-wide
assessments instead of the mass appraisal system used for Mason County.
The Assessor provided three comparable sales in the correct date range and neighborhood. The Appellant’s
property assessment falls within the sales range of comparable property.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $374,420 and improvements at $1,513,880 for a total
of $1,888,300 for the subject parcel.
