Jacob Miller, Appellant, was not present at the hearing. Gabe Anderson, Appraiser, and Tom Gibbons, Appraiser Analyst, were present. The Appellant provided two comparable sales that were outside of the assessment date range. The Assessor made necessary reductions in value, which prompted a second Notice of Value. The Assessor also provided four comparable sales, including the sale of the subject property in 2021. Comparable sales are defined as arms-length transactions, and in this case, occurring before 2025. The Board found no clear, cogent, or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at $359,800 and improvements at $796,085 for a total of $1,155,885 for the subject parcel.
