Robert & Curtis Kiepprien, Appellants, were present at the hearing. Elizabeth Zigler, Appraiser, and Assessor Patti McLean were present. The Appellant submitted three comparable sales, all occurring in 2025. The date for the analysis is as of January 1, 2025, so 2024 sales should be used. The Appellant felt that the Assessor’s comparable sales were insufficiently similar to the subject property. The Assessor stated that there are two permits that will be included in the 2026 valuation of the subject property. Upcoming site inspections for this particular area, including the subject property, are occurring now for tax year 2026. The Board found no clear, cogent, or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at $90,290 and improvements at $741,060 for a total of $831,350 for the subject parcel. This order can be appealed to the State Board of Tax Appeals. Further information can be found on the second page of this order.
