This decision is based on our finding that:
The hearing was held on 1/22/2026.
Tina Coburn, Appellant, was present at the hearing. Russell Milarch, Appraiser, was present.
The Appellant stated that her property was located next to a park and boat launch. She reports that the
public usage of these areas infringes on her property, causing a nuisance. This has caused the boundary of
her property to be unrecognized.
The Assessor had issued an Assessment Roll Correction, which was unsigned. During the course of the
hearing, the Assessors Representative agreed with the Appellant to set the new value at $639,113 for the
buildings/ improvements. This will be issued as a new Assessment Roll Correction for 2025 Assessment
year /2026 Tax year.
Therefore, the Board sustains the value for the land at $109,740 and improvements at $620,800 for a total of
$730,540 for the subject parcel.
