Having considered the evidence presented by the parties in this appeal, the Board hereby:

This decision is based on our finding that:
The hearing was held on 1/20/2026.
Tanya Green, Appellant, was not present at the hearing. Elizabeth Zigler, Appraiser, and Assessor Patti
McLean were present.
The Appellant presented no comparable sales. She stated that the property had been on the market for 19
months, with multiple large price reductions. She purchased the property in 2025, which is outside of the
assessment year. The current assessment value is based on 2024 market sales.
The Assessor presented three comparable sales from the 2024 assessment year, two of which had
improvements and one that did not. A trend line analysis was presented, with the subject property falling
below that trend.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $93,765 and improvements at $2,500 for a total of
$96,265 for the subject parcel.
