There is an existing 3-bedroom home on the property. The owner is planning to have an addition built on the back of home. No bedrooms are being added. It is a bonus room and a mud room. See attached plot plan for details. The site had an existing permitted 2-bedroom septic system installed in 1972 and then a permitted 1- bedroom expansion was added to the septic in 1989. The existing system consists of a 1,000 gallon 2- compartment concrete septic tank followed by 140 lineal feet of gravity drainfield trenches(420 s.f.). Recent upgrades by Maples Excavating include addition of an effluent filter and removal of the two old d- boxes and the addition of a new large d-box that feeds all 4 of the drainfield lines. The septic was recently inspected by Maples Excavating on 5-6-25 and had"No Deficiencies Noted"plus the drainfield was flow tested for 25 minutes and accepted all water. We have set aside 450 s.f.of drainfield trench reserve area,enough for a 3-bedroom septic in Type 3 soil should it be needed in the future.The reserve drainfield meets requirements of WAC 246-272A. There are no wells within 100 feet. Attached is a local waiver to reduce the setback from the foundation of the addition to the drainfield from 10 feet down to 2 feet minimum. Drainfield is down-slope of foundation. Most design professionals will include the foundation drain on the plans. Since we don't require a foundation drain inspection for new single family residences, I am not certain on the number of homeowners that do install them. Our manager may able to approve, as long as there are no perimeter/foundation drains within 10ft of the downgradient drainfield. I see perforated drain pipe shown on page 9 of your approved plans for this addition permit. Can you tell me if they may be omitted, at least on that back corner within 10ft of drainfield. I have attached the updated site plan with markups.
