The single-story structure had settled by up to 2-inches at the south corner with additional settlement along the entire southeast half of the structure. The Homeowner wanted the foundation for this portion of the structure to be leveled as much as practical and permanently stabilized against settlement. I had specified the use of seven (7) hydraulically driven helical piers to be installed under the foundation. The pier installation was performed by Ram Jack West, certified installers for the Ram Jack steel piers. The helical piers were started with the standard guide sleeves and used the modified standard foundation brackets (RD.3177) along with steel angle extensions and four adjustable post bases under the floor support beam inside of the southeast wall. These piers were driven with the 7k drive head and the installation pressure varied from 1800 to 2500 psi which meets the maximum of 10,000 pound capacity stated in the engineering for the west side bearing wall. All of these piers went to depths from 5 to 7 feet embedding in the marine sediment soil or glacial till layer below. The structure was lifted within a half inch of level. I also reviewed the drive log for the steel H-piles along the northwest side of the property that were installed to provide support for the wood lagging so that the failing concrete block retaining wall could be removed. The piles at the outer face of the wall went to the required depth of 10-feet and the 5-foot tall lagging wall was properly constructed. In conclusion, the installation of seven Ram Jack helical piers under the southeastern half of the Patnode Residence at 720 East Treasure Island Drive in rural Allyn, Washington was completed in a professional and workmanship manner. In all cases the pier installation was conducted per the Special Inspection criteria listed in the Ram Jack Legacy Report and is in compliance with my recommendations and the standards of the steel pier industry.
