This decision is based on our finding that:
The hearing was held on Tuesday, April 8, 2025.
Representatives, and Assessor Patti McLean were present.
The Appellants are appealing the assessment of their .71-acre waterfront property and the buildings/
improvements. The Appellants state that over the past few years a substantial creek has expanded
signifyingly causing culvert clogging, resulting in flooding. They also noted deficiencies in the condition of
their home on the property.
The Assessor increased the low and wet factor to 25% due to periodic flooding. She also stated that the
home carries a 52.57% depreciation, in the amount of $147,707 to compensate for the deficiencies in the
home. The Assessor offered an Assessment Roll Correction, setting the new value for the land at
$281,325.
The Board accepted the new value of the Assessment Roll Correction.
Therefore, the Board sustains the value of the improvements at $242,185 and sets the new value for the land
at $281,325 for a total of $523,510 for the subject parcel.
