This decision is based on our finding that:
The hearing was held on Tuesday, March 18, 2025.
Singh Revocable Trust, Appellant, was not present at the hearing. IdaMae Jensen, Assessor’s
Representative, was present
The Appellant is appealing his vacant land property located on East Eagle Point Dr, Shelton, WA. He stated
on his petition that the property is overvalued and has a 60-foot easement for ingress and egress. No
evidence or documentation was provided to support his estimate of value.
The Assessor’s Representative stated that she spoke with the Appellant, who expressed concerns over the
location of the easement on his property. She noted his concerns and stated that the easement would not
impact any potential building sites.
The Assessor’s Representative verbally presented a Trend Line Analysis with five sales within the same
neighborhood. These five sales ranged from 1.56 acres to 5.01 acres. The sales prices were from $60,000 to
$177,500. The subject property falls below the Trend Line Analysis, supporting the valuation.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $74,440 for the subject parcel.
