Byron Orme, Appellant, was present at the hearing. IdaMae Jensen and Elizabeth Zigler, Assessor’s Representatives, were present. The Appellant is appealing the value on his home and the land located on W. Shelton-Matlock Rd, Shelton, WA. He expressed concerns about the Assessor’sappraisal process. He provided four comparable sales from 2024, which were not applicable to the assessment year. The Assessor explained the appraisal process in Mason County. The Washington State Department of Revenue now requires that property be appraised at 100% of market value every January 1st. She further provided four comparable sales that were outside of the neighborhood but within the same Area. These sales ranged in value as adjusted from $696,692 to $815,093. The value of this subject property falls within this range. The Board found no clear, cogent, or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at $96,135 and improvements at $653,305 for a total of $749,440 for the subject parcel.
