The Appellant is appealing their 1.59-acre parcel of undeveloped land that was purchased on 4/14/2022, for
$33,000 via a foreclosure by a Mason County tax deed. He believes his comparable sales clearly show that

well and septic system on the property and sale #4 sold on 7/20/2023, for $28,000 and is in a different
market than the subject, has been decremented 75% for steep slopes, and has been deemed unbuildable. The

Therefore, the Board sustains the value for the land at $59,805 and improvements at $0 for a total of
$59,805 for the subject parcel.
