This decision is based on our finding that:
The hearing was held on Tuesday, February 11, 2025.
John Provato, Appellant, was present at the hearing. IdaMae Jensen, Assessor’s Representative, and
Assessor Patti McLean were present.
The Appellant is appealing the value on his lake front home that is located on E Trails End Drive, Shelton,
Washington. The land value is not contested. He questioned why some of the neighboring properties in his
area have a lower assessment value than the subject parcel.
The Assessor provided four comparable sales with values, as adjusted, from $676,713 to $839,926. The
value of the subject parcel falls within this range. She also answered the Appellant’s question by stating
that comparable values are developed incorporating time adjustments.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $125,215 and improvements at $592,205 for a total of
$717,420 for the subject parcel.
