This decision is based on our finding that:
The hearing was held on Tuesday, February 11, 2025.
Mary Kasinger, Appellant, was present at the hearing. IdaMae Jensen, Assessor’s Representative, and
Assessor Patti McLean were present.
The Appellant is appealing just the value of the manufactured home. No documentary evidence or
comparable sales were provided. She also stated that she could not get insurance on the home for the
assessed value of the home.
The Assessorprovided three comparable sales, one sale from 2021, one from 2022, and one from 2023.
The reason for the older comparable sales is because of scarcity of sales in the subject parcel’s
neighborhood. The comparable sales provided, as adjusted, ranged from $496,715 to $566,374. The value
of the subject parcel falls below this range.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $139,570 and improvements at $328,975 for a total of
$468,545 for the subject parcel.
