The site is over 200 feet from Haven Lake and not under the jurisdiction of the Mason County Shoreline Master Program. The Comprehensive Plan designation of the area is Rural. The property is gently sloped on the North and South sides, but the gradient does not appear to exceed 10%. The area where the well drilling and residential construction is proposed is essentially flat and on the highest point of the property. No geological assessments would be needed for the proposed development. The general building setbacks for the area are 5 foot sideyard and 10 foot County road right-of-way setbacks. There is a small wetland South of the property, however it is over 200 feet away and would not be impacted.
