The parcel includes an existing single-family residence constructed in 1960. The existing residence is located approximately 40 lineal feet north of the existing concrete bulkhead on Hood Canal.The shoreline area is located at the south end of the site. The proposed scope of work includes demolition of the existing one-story single-family residence. Construction of a new two-story single-family residence with attached two-car garage. New walkways, autocourt and drive are proposed. The new residence will be located approximately 50 ft from the existing bulkhead. The property is surrounded to the west and east by existing single-family residences, all zoned RR-5.The parcel is relatively flat,sloping 3 feet over 240 lineal feet down to Hood Canal. The site is previously developed with little vegetation,thus, clearing will be limited to small bushes, etc.The existing asphalt driveway will be used as the construction entrance. It will be replaced near the conclusion of the project. The new driveway will be approximately 12 ft by 98 ft(1,176 sq ft) of replaced impervious surfaces,the parking area appx 720 sq ft, walkways/walls appx 475 sq ft, and the house appx 3,670 sq ft (roof area). The actual total proposed/replaced impervious surface is 6,249 sq ft,which falls within the limits for Small Parcel Drainage Review. Roof runoff will be directed away from house with downspouts that tie into an underground drainage system.An onsite septic system is proposed.All small parcel drainage facilities will be located downhill of the drainfield.The auto court and driveway are relatively flat.Therefore, runoff from these areas will be directly towards a trench drain that slopes away from the drainfield. The trench drain will tie into an underground drainage system. In order to prevent erosion and trap sediments within the project site, the following Best Management Practices (BMPs) will be used approximately as shown on the Erosion and Sediment Control (ESC) plan: • Clearing limits will be marked by fencing or other means. • The existing driveway will be used as the construction entrance during the bulk of the project. • Silt fencing will be placed at the south edge of the site,just north of the existing bulkhead. • Mulch will be spread over all cleared areas of the site when they are not being worked.
