Dear Applicant: As part of this department's review of your permit application, a Shoreline Inspection(SPI) was performed on your property. Below you will find comments made regarding the proposed development and its critical values. In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must be included in your specific proposal; these setbacks are included as part of the comments listed below. This information is based on County and State regulations as they exist to date. These regulations may change and may affect the requirements for development of the subject property. Sincerely, J I Rick Mraz G-- -- Land Use Planner Mason County Planning Department 11/26/2002 1 of 2 SP12002-00169 Shoreline Inspection 11/26/2002 Case No.: SP12002-00169 Comments: A field inspection of the subject property was conducted on 11/19/02 to assess critical areas issues and shoreline setbacks relevant to the construction of a single-family residence. The parcel is a steeply sloping tract with frontage on Haven Lake. The degree of slope effects jurisdiction under the Mason County Resource Ordinance. A steep slope trends downward away from the building site at an angle in excess of 21.8 degrees. This area meets the criteria for a Landslide Hazard Area per the provisions of the Resource Ordinance. Applications for development within 300 feet of a Landslide Hazard Area require a geotechnical report to assess slope stability and address specific efforts to remediate the hazard. Enclosed is a copy of the Landslide Hazard Areas chapter of the Resource Ordinance. Please note the distinction between a geologic assessment and a geotechnical report. This project will require a geotechnical report. The report must state that the hazards of the landslide area can be overcome in such a manner as to prevent harm to property and public health and safety, and must also assure the project will cause no significant environmental impact. The shoreline setback for any construction on the parcel is currently the default of 90' as measured from the Ordinary High Water Mark (OWHM) of Haven Lake. Proposed changes may increase that setback in the near future. No structure may project into the setback. The setback was identified but not marked during the site inspection. Any site plans for the proposed construction should reflect the setback line. Other setbacks are 5' from the sideyards and 25' from the road right-of-way. Maximum building height is 35'.
