The property is designated Inholding Lands, similar to Rural Residential 5 (RR5) zone; along Ranch Rd. and 1,000 feet from the Tahuya River The proposal is an allowed use in this zoning under Ord. No. 62-13 (adopted Nov. 2013). Existing 7,000 sq. ft. building is about 10 feet from the north property line; it is considered non-conforming for proper setbacks and necessary building standard and occupancy reviews. A residence is 95 to 100 feet from the north property line, a fact that barely meets the locational standards for 1502 operations for 100 feet from a residence. The applicable Mason County Resource Ordinance, Inholding Lands standards that apply to this proposal include: - Accessory Buildings used for agricultural purposes (may be over 3000 square feet in size) must be setback a minimum of 50 feet from all property lines. Storage containers proposed as part of production and processing need to meet the proper setbacks and be secured to a foundation (= building permit). - Fences that are over 7' in height require a Building Permit and must meet the same minimum setbacks from property lines and easements as all structures.
