Project Description: PLANNING PRE-INSPECTION: DEMOLITION OF EXISTING
CABIN AND CONSTRUCTION OF NEW HOME ON SITE
Dear Applicant:
Pursuant to your application, a site pre-inspection (SPI) was performed on your property. Below
you will find comments made regarding the proposed development and its critical values.
In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands
must be included in your specific proposal; these setbacks are included as part of the comments
listed below.
This information is based on County and State regulations as they exist to date. These
regulations may change and may affect the requirements for development of the subject property.

Comments: Planner, Grace Miller, inspected the site with the owner on 6/5/15.
The property is located on Mason Lake within an Urban
Residential Shoreline Environment. Mason Lake is also regulated
by the Mason County Resource Ordinance as a Type I Water. The
buffer between the residence and the lake has been modified with
a bulkhead, patio, retaining walls and landscaping. This buffer
area may continue to be maintained.
There is an existing cabin on the site with decks and patios on the
shoreline. The applicant wishes to replace the existing cabin with
a new residence at the same shoreline setback as the existing
residence. We took measurements of the existing residence and
deck's setbacks from the shoreline. The new residence and deck
may be placed where it is proposed at the same setbacks from
the shoreline as long as no portion of it extends closer to the
shoreline. We measured 42' from the roofline of the NW corner of
the residence to the bulkhead and 39' from the SW roofline to the
bulkhead. There is also a 6.5' deck on the waterward side of the
existing residence that may be replaced.
The new residence may be located toward the north property line
where there is currently deck as long as all portions of the new
residence meet the minimum 5' sideyard setback. An
Administrative Variance will be required if the side yard setback is
less than 10% of the width of the lot. I have enclosed the
Administrative Variance Application.

1 checked with the Permit Techs about the required minimum
setback between the buildings and between a new building and a
septic tank. The County Building Department uses the
International Building Code to determine the minimum setback
between the existing garage and the new residence. Your
architect may contact our Building Department for specific
questions regarding the options for the setbacks between them.
My understanding from talking to the Building Department is that
you use either the minimum 3' of sky and 5' between walls or
using the appopriate fire wall between the two structures.
The minimum setback for a new residence from the existing septic
tank is 5'. Please see attached State WAC that our Environmental
Health Department uses for setbacks, Separation Table.
