X "� � . r 2) The use, handling and storage of hazardous materials or Flammable and combustible liquids in excess of 10 gallons is not allowed without the approval of the Mason County Fire Marshal.X IZ2 3) Provisions for surface/subsurface drainage control must be implemented with new construction or development on site and MUST NOT adversely impact adjacent parcels. Under the requirements of Mason County Stormwater Ordinance, either private ditches and drains will meet requirements of the stormwater ordinance or prior approval will be granted to use an existing utility and drainage easement dedicated for that specific purpose. For further information regarding this ordinance and the REQUIREMENT to obtain an ACCESS PERMIT for the installation/construction of a driveway or access connecting from a Mason County Road, Contact the Mason County Public Works Department prior to construction at Ext 450. For any construction which is proposed to be located within 25'of a Mason County road right of way, it is suggested to contact that office to review future planned work which may affect your project. X 4) Proper erosion and sediment control practices must be used on the construction site and adjacent areas to prevent upland sediments from entering shoreline waters. Erosion control measures must be in place prior to any clearing, grading, or construction. These control measures must be effective to prevent soil from being carried into surface water by stormwater runoff. Sand, silt, and soil will damage aquatic habitat and are considered pollutants. Any discharge of sediment-laden runoff or other pollutapollutants to waters of the state is in violation of Chapter 90.48 RCW, Water Pollution Control, and WAC 173-201A, Water Quality Standards for Surface Waters of the State of Washington, and is subject to enforcement action. Any work in or adjacent to waterways that will adversely affect water quality must receive specific prior authorization from the Department of Ecology pursuant to WAC 173-201A-110. A short-term water quality standards modification may be issued if the proponent agrees to a number of specific construction practices and techniques designed to minimize water quality impacts. All areas disturbed or newly created by construction activities must be revegetated using bioengineering techniques, clean durable riprap, or some other equivalent type of protection against erosion when other measures are not practical. X hl , 5) All upland areas disturbed or newly created by construction activities shall be seeded, vegetated or given an equivalent type of erosion protection (silt fencing or straw matting). X 6) Temporary erosion control measures must be implemented to prevent water quality degradation of adjacent waters or wetlands. If an inspection is called for and plans are not available on site, then approval will not be granted. In addition, a re-inspection fee (refer to current fee schedule, minimum 1 hour)will be charged and must be collected by the Building Department prior to any further inspections being performed or approvals granted. X "� { 9) In accordance with the Uniform Building Code, all sites shall have approved numbers or addresses located in such a position as to be plainly visible and legible from the street or road fronting the property. Mason County Building Department requires that this be completed prior to calling for any site inspections. A re-inspection fee based on rates as adopted by the jurisdiction and the Uniform Building Code will be assessed if the owner and/or contractor fail to post the address on site prior to requesting inspections. X i%l 10) The plan review check list and corrections, along with the Energy Compliance Worksheet(when applicable)are part of the approved plans and must remain thereto. It is the responsibility of the applicant to make the corrections indicated on the plans. Once the plans are marked "APPROVED", they shall not be changed or altered without authorization from the Building Official. The permit holder is responsible to retain the complete approved set of plans on site for the duration of the project. Failure to comply and/or removal of approved documents will result in failure of required building inspections. S nc el , <zf Rick Mraz Land Use Plan Mason County Planning Department 6/11/2003 1 of 2 BLD2003-00746 NOTIFICATION OF INCOMPLETE APPLICATION 6/11/2003 Case No.: BLD2003-00746 Comments: A field inspection was conducted on 6/9/03 to assess critical areas issues related to a proposed expansion of an existing home. Two planning department issues affect this proposal. The site plan indicates that the proposed addition is approximately 88' from Mission Creek. Mission Creek is a Type I stream per Washington Department of Natural Resources stream typing maps. The Mason County Resource Ordinance requires a 165' setback from all type I streams. Existing construction is grandfathered, but any expansion greater than 10% of the footprint of the existing building will require a variance from the Resource Ordinance. A Habitat Management Plan (HMP), prepared by a qualified biologist, would be required to support the variance request. The HMP addresses impacts to the buffer and offers measures to preserve and protect the buffer or mitigate impacts. A copy of the Fish and Wildlife Habitat Conservation Areas chapter is enclosed. It includes details on the contents of an HMP. A variance application is also enclosed for your convenience. The site plan also indicates a 22' setback from Mission Creek Road. The Mason County Development Regulations also require at least 10' from any ROW, however, any distance less than 25' from the ROW must be justified through a request for reduced setback. Please contact Mick Sprouffske, right-of-way agent for Mason County Public Works Department to identify the right-of-way for this road. Enclosed is an application for reduction in the required front yard setback.
