Dear Applicant: As part of this departments review of your permit application, a Shoreline Inspection(SPI) was performed on your property. Below you will find comments made regarding the proposed development and its critical values. In some cases,setbacks for development from shorelines, steep slopes, streams, and wetlands must be included in your specific proposal; these setbacks are included as part of the comments listed below. This information is based on County and State regulations as they exist to date. These regulations may change and may affect the requirements for development of the subject property. Sincerely, Rick Mraz Land Use Planner Mason County Planning Department 10/10/2002 1 of 2 SP12002-00146 Shoreline Inspection 10/10/2002 Case No.: SP12002-00146 Comments: A field inspection of the subject property was conducted on 10/1/02 to assess shoreline regulations relevant to the replacement of an existing cabin. The Mason County Resource Ordinance requires setbacks from lakes. The minimum setback for this property is 35' from the Ordinary High Water Mark of Wooten Lake. This distance is comprised of a 20' undisturbed buffer + a 15 building setback. Any new construction must meet this 35' setback. If a project qualifies as a remodel, then it may continue to exist in its current footprint, regardless of setback. Determination of whether a project meets remodel criteria is a building department issue. Discussion during the site visit did not resolve whether the proposal would be forwarded as new construction or a remodel. Existing decking can be retained and maintained. Its footprint inside the minimum setback is grandfathered. Sideyard setbacks for new construction are 5' and maximum building height on the parcel is 35'.
