STATUTORY WARRANTY DEED
The Grantor, Linda L. Evetts-Ramsey, Nancy G. Comer, and James L. Stevenson, General Partners of
the Stevenson Family L.P.,
for and in consideration of one hundred forty-five thousand, four hundred dollars ($145,400.00) and other
good and valuable consideration in hand paid, convey and warrant to Linda L. Evetts-Ramsey, Trustee
of the Evetts/Ramsey Family Trust, dated December 20, 1991, as her separate property,
the following real property, located in the County of Mason, State of Washington:
Tract 23, WOOTEN LAKE, according to the plat thereof recorded in Volume 4 of Plats,
page 41, records of Mason County,Washington;
TOGETHER with and SUBJECT to the Declaration of Covenants and Well Easement
recorded February 24, 1995, under Auditor's No. 603592, Reel 659, Frame 094-099,
records of Mason County, Washington.

Dear Ms. Evetts-Ramsey
It was a pleasure to meet with you and your husband at your Wooten Lake property.
Thank you for your cooperation in working with my client to solve the issues concerning
your property and hers.
Enclosed please find a copy of the recorded ingress/egress easement that you requested.
As you are aware this document clarifies the intent of the prior owners of lots 23 & 24 in
resolving the ingress and egress that affects both properties.
My client would prefer to have one gate at the entrance of both properties to keep out
trespassers;however, if you did not want a gate that would be acceptable to her as well. If
there were one large gate with keys to both parties that would make it easier if a large
truck needed access to enter either property.
I am checking with the Title Company and the County of Mason to see what is needed by
them to satisfy their requirements so that there are no issues concerning the boundary line
should either of you sell your property in the future. After I complete that step I will get
back with you to inform you on what I found out.

wife, as owners of adjoining Lots 23 and 24-, Wooten Lake Tracts Mason
y Count , Washington do hereby agree to grant for purposes of ingress and
egress a strip of fand twelve foot in width running parallel with and along
the natural boundary(as surveyed) between the two lots 23 and 24. Six foot
of said easement shall be from Lot 23 and six foot irari Lot 24.
This easement shall be for the uses of the herein named owners, their
heirs and/or assigns and for all future OWTIers, their heirs and./or assigns
and shall be a permanent one for all time.
