Below you will find comments made regarding the proposed development and its critical values. This information is based on County and State regulations as they exist to date. Walker. Site visit on 7120101 to determine critical areas and setbacks that may apply to future residential construction.. The Comprehensive Plan designation of the area is Rural. The proposed residence is situated at the top of a small slope of perhaps 12 - 15%, but there are no signs of soil erosion or instability, and the surrounding areas are well vegetated. As long as the vegetation on sloped portions of the lot are maintained a geological assessment or geotechnical report should not be necessary for the proposed residential construction. The only significant critical areas issue found on the site is a potential small regulated wetland just down slope and generally South of the proposed building site. This wet area is noted on the site plan provided for this RLC as a "seasonal runoff'. It appears that this area, which has been cleared of most vegetation during site preparation, may have been a functioning wetland previously. There is a small intact wetland area in the woods just to the southwest that appears to be connected. Prior to applying for a building permit, this area should be delineated by a wetland professional in order to determine the wetland classification and boundary. This work needs to be done in order to determine whether or not this is a regulated wetland and what buffer / setback requirements are appropriate for the site. No further site preparation (grading etc.) or vegetation removal should be done prior to establishing the appropriate wetland buffers or determining that the wetland on site is not regulated or subject to buffer requirements. No other critical areas, streams etc. were identified within 200 ft. of the building site. Enclosed please find a copy of the Mason County Resource Ordinance, Wetland Chapter and a list of wetland consultants.
