" CONSTRUCTION PROCESS TO BE FIELD CORRECTED AS REQUIRED PER MASON COUNTY BUILDING
DEPARTMENT AND THE ADOPTED BUILDING CODE.
The construction of the permitted project is subject to inspections by the Mason County Building Department. All
construction must be in conformance with the international codes as amended and adopted by Mason County. Any
corrections, changes or alterations required by a Mason County Building Inspector shall be made prior to requesting
additional inspections.
* All property lines shall be clearly identified at the time of foundation inspection.
" A Mason County Stormwater Management Worksheet was completed and signed as part of this building permit
application. Design, sizing, placement, inspection and maintenance of stormwater management systems shall be the
responsibility of the owner/agent of the developed parcel. It is the owner/agent/contractor's responsibility to ensure that
Mason County Department of Public Works has approved the stormwater site plan for this parcel prior to the commencement
of any development activities. `NOTE if Stormwater Management option "A"was selected on the Small Parcel Stormwater
Management Application/Worksheet the document entitled"Managing Storm Drainage on Small Lots, The Small Parcel
Stormwater Site Plan" constitutes an approved plan based on the criteria listed on the application/worksheet. If the
development has, or will have, a septic/d ra infield system you are responsible for contacting Mason County Division of
Environmental Health to ensure that the stormwater system will not adversely affect the septic system of this, or any other,
parcel. You may also wish to consult with the septic design professional involved with the project. By calling for a final
inspection of the building permit the owner/agent/contractor is acknowledging that all components of the stormwater
management system have been installed as approved on the stormwater site plan.
Provisions for surface/subsurface drainage control must be implemented with new construction or development on site and
MUST NOT adversely impact adjacent parcels. Under the requirements of Mason County Stormwater Ordinance, either
private ditches and drains will meet requirements of the stormwater ordinance or prior approval will be granted to use an
existing utility and drainage easement dedicated for that specific purpose. For further information regarding this ordinance
and the REQUIREMENT to obtain an ACCESS PERMIT for the installation/construction of a driveway or access connecting
from a Mason County Road, Contact the Mason County Public Works Department prior to construction at Ext 450. For any
construction which is proposed to be located within 25'of a Mason County road right of way, it is suggested to contact that
office to review future planned work which may affect your project.
* All surface water and potential runoff must be controlled on site and shall not adversely affect any adjacent properties nor
increase the velocity flow entering or abutting to any state or county culverting/ditching system or road way.
* All RED stamped approved plans are required to be on-site for inspection purposes. If an inspection is called for and
plans are not available on site, then approval will not be granted. In addition, a re-inspection fee (refer to current fee
schedule, minimum 1 hour)will be charged and must be collected by the Building Department prior to any further inspections
being performed or approvals granted.
* Owner/Agent is responsible to post the assigned address and/or purchase and post private road signs in accordance
with Mason County Title 14.28 and 14.17.
* By definition, propane tanks and heatpumps are structures, which must meet setback conditions. Please check your
"Approved Site Plan"to ensure these structures meet the setback conditions listed.
* The international code requires a fire apparatus access road for every facility, building, or portion of a building that is more
than 150'from an approved access road. Roads are required to meet the minimum Mason County Fire Marshal standards
for Fire Apparatus Access Roads up to the point where such roads connect with a county maintained public road or to
another fire apparatus access road which connects to a county maintained public road.
* Contractor registration laws are governed under RCW 18.27 and enforced by the WA State Dept of Labor and Industries,
Contractor Compliance Division. There are potential risks and monetary liabilities to the homeowner for using an
unregistered contractor. Further information can be obtained at 1-800-647-0982. The person signing this condition is either
the homeowner, agent for the owner or a registered contractor according to WA state law.
* All changes to "approved" building plans that effect compliance with the international codes as amended and adopted, or
any other Mason County ordinance or regulation, must be reviewed and approved by Mason County prior to construction.

* All construction must meet or exceed all local and state ordinances in addition to the International Codes requirements as
adopted and amended by Mason County and the State of Washington. Occupancy is limited to the approved and permitted
classification. Any non-approved change of use or occupancy would result in permit revocation.

* Approved per dimensions and setbacks on submitted site plan. Setbacks are measured from the furthest projection of the
structure.
* All building permits shall have a final inspection performed and approved by Mason County Building Department prior to
permit expiration. The failure to request a final inspection or to obtain approval will be documented in the legal property
records on file with Mason County as being non-compliant with Mason County ordinances and building regulations.
* All permits expire 180 days after permit issuance, or 180 days after the last inspection activity is performed. The Building
Official may grant a one time extention of 180 days, upon the receipt of a written extension request prior to permit expiration.
Letter must indicating that circumstances beyond the control of the permit holder preventing action from being taken. No
more than one extension may be granted.
* Pressure treated wood manufactured after January 1, 2004 may contain high concentrations of copper which could quickly
corrode metal fasteners, connectors, and flashing. Install metal connectors approved for contact with the new types of
pressure treated material.
* Provide current test records for the fire alarm system and fire extinguishers. If they are not current have them tested.
NFPA Fire Alarm System required due to limited fire flow area. Provide NFPA72 system prior to final. Separate permit
required.
Paint booth required with suppression system. Suppression system must be interlocked with fire alarm system and conform
to IFC Chapter 24. 2401.1-2409.9.4. Booth must be installed and tested prior to final. A separate permit is required for
install of the suppression system.
Fire access per MC Title 14. Identify fire lanes on plan submittal.
Emergency lighting and exit signs must be installed at all exits.
Install Knox Box. Contact MCFD#4 for location specifications.
Provide ORCAA permit with current address.
MSDS sheets required to be easily accessible.
Hazardous materials quantities must not exceed IFC Chapter 58.
* Application acknowledges that the structure is only permitted for a use consistent with the current zoning of the parcel as
established within two years of prior legal non-conforming use. The proposed use cannot expand outside of the existing
footprint. For long term interest in commercial uses, it is recommended to rezone the property.
* Proponent shall obtain all necessary Federal and State permits prior to the commencement of any work.

The proposed spray booth requires an approved permit from ORCAA, Olympia Region Clean Air Agency.As part of that
approval process, a SEPA Checklist must be submitted to Mason County for review and issuance of a SEPA Determination.
Please coordinate with ORCAA for all necessary authorizations from their state agency.
* All other necessary permits from Mason County, Washington State and/or Federal Agencies that are required for this
proposed development and construction must be obtained PRIOR TO SAME DEVELOPMENT AND CONSTRUCTION.
* The use, handling and storage of hazardous materials or flammable and combustible liquids in excess of 10 gallons is not
allowed without the approval of the Mason County Fire Marshal.
* Fuel piping shall be inspected after the installation of fuel piping is complete, and before the attachment of fixtures,
appliances, or shut-off valves. At the time of inspection the test pressure shall be no less than 10 psi held for no less than 15
minutes. Appliances to be attached to the fuel piping system shall not be used until the final inspection has been performed
and approved by a Mason County building inspector.
* Lever hardware is required at doors. The unlatching of any door shall not require more than ONE operation. Hardware with
locks must open with a single action from the egress side of the door. Door hardware shall allow egress doors to be readily
open able from the egress side without the use of a key or special knowledge or effort. Handles, pulls, latches, locks and
other operable parts on accessible doors shall have a shape that is easy to grasp with one hand and does not require tight-
grasping, pinching, or twisting of the wrist to operate. X
* This project is approved subject to the following requirements:
1)At least one accessible building entrance.
2)At least one accessible route from an accessible building entrance to primary function area.
3) Accessible Signage complying with Section 1111 of the International Building Code.
4)Accessible parking, where parking is provided.
5)At least one accessible passenger loading zone where loading zones are provided.
6)At least one accessible route connecting accessible parking and accessible passenger loading zones to an accessible
entrance.
* ACCESSIBLE PARKING
Accessible parking spaces shall be provided in accordance the 2015 International Building Code Section 1106 and
constructed in accordance with Section 1101.2/ICC A117.1. Accessible parking spaces shall be provided in accordance with
Table 1106.1 as follows:
1 to 25 total parking spaces requires not less than one accessible parking space
26 to 50 total parking spaces requires not less than two accessible parking spaces
51 to 75 total parking spaces requires not less than three accessible parking spaces
76 to 100 total parking spaces requires not less than four accessible parking spaces
See IBC Section 1106 and table for more than 100 parking spaces.
Construction and design shall be completed in accordance with ICC A117.1, Section 502. Accessible parking spaces shall
be located on the shortest accessible route of travel from adjacent parking to an accessible building entrance. Car parking
shall be not less than 96-inches wide and access aisles not less than 60-inches wide shall be properly marked. Parking
surfaces shall be firm, stable, and slip resistant material and shall not be steeper than 1:48. Accessible parking spaces shall
be clearly identified by signs containing the International Symbol of Accessibility placed not less than 60-inches above
ground surface, measured from the bottom of the sign.

Storage racks greater than 5'9"and up to 8'0" in height shall be installed in accordance to manufacturer specifications for
seismic attachment. When seismic attachment is not provided by the manufacturer an engineered design and attachment
details shall be required. Installation specifications or engineer's design shall be available during inspections performed by
the Mason County Building Department.
Storage racks greater than 8-ft in height shall require an engineer's design addressing seismic conditions and attachment.
In addition, storage racks 8-ft tall or more shall require special inspection performed by the design professional or an
approved representative. The special inspection report and engineered design shall be provided to the Mason County
Building Department for approval prior to the final occupancy inspection.
* The scope of this project is limited to that shown on the approved plans and does not include installation of new plumbing,
mechanical fixtures or new signs. Installation of excluded elements listed shall require approval from the Mason County
Building Dept. prior to making changes.
* Minimum 2A10BC rated fire extinguishers shall be permanently installed, unobstructed and located in a conspicuous
location not more than 75-feet travel distance in approved locations mounted not more than 48-inches from the finished floor
to the top of the extinguisher.
The structure is subject to inspection by the Mason County Fire Marshal. All corrections deemed necessary by the Fire
Marshal,to assure the minimum fire and life safety requirements as adopted by Mason County and Washington State may
be required.
* Rooms and enclosed spaces shall have Class C interior wall and ceiling finishes or better. Class C finishes shall have a
smoke developed index of 0-450 and a flame spread index of 76-200. Provide classification information during inspection.
* Combustible waste material creating a fire hazard shall not be allowed to accumulate in buildings or structures or upon
premises (IFC 304.1). A maintenance plan shall be available for during the final occupancy inspection performed by the
Mason County Fire Marshal.
