MASON COUNTY DEPARTMENT OF COMMUNITY DEVELOPMENT Planning Division 411 N. Fifth, P.O. Box 578, Shelton, WA 98584 (360) 427-9670 DATE: 10/23/96 TO: FAITH JORGENSON 5715 CROCUS DRIVE GLENDALE AZ 85306 RE: Shoreline Pre-Inspection Case No. : SPI96-0087 Parcel No. : 223117500040 Dear Applicant: As part of this department ' s review on your permit application, a Shoreline (SPI) site inspection was performed on your property. Below you will find comments made regarding the proposed development and it ' s g g critical values . In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must be included in your specific proposal; these setbacks are included as part of the comments listed below. Please contact me at (360) 427-9670 or (360) 275-4467, ext. 3&5- if you have any questions. Sincerely, Land Use Planner Department of Community Development COMMENTS: Site visit of 10/14/96 : Observed that part of property was loggged; general slope to property is 3 to 5 percent; Tahuya River along Southeast portion of property and Type IV Stream flows through property from Northwest area to center of property to East-Northeast area into the Tahuya River. Measured at 200 feet East of road, it is 80 feet from South property line to edge of stream and at 400 feet East of road, it is 160 feet from South property line to edge of stream; building setback is at least 40 feet to stream edge and 10 feet from property line. The wetland and stream limit potential development on North half of property; development in South half would need to meet stream and property line setbacks and may be approved through careful planning and site clearing. cc: Karin Anderson 1509 Queen Anne Avenue N. , #610 Seattle, WA 98109 5tr-se- y6 NON 16:18 ID:NASON CO TEL NO:360-427-8425 MASON C©Wry SHORELINE PRE-INSPECTION APPLICATi0 i5 tersetnr $42..W pea ROWMd' '!
