Dear Mr. Stevenson:
A pre-inspection of the subject property was recently conducted. A short plat consisting of two
2.5 acre lots is common. The plat map shows that lot 59 is 5 acres in size and adequate for
short platting. There are criteria that are part of the short plat process. Enclosed you will find
information on the short plat process and application materials. There are a couple of major
issues that determine just how buildable a lot may be. The primary issue is that of the on-site
sewage system. The soils must be of a nature suitable for given design/system. The application
materials will discuss this in greater detail.
The minimum setback from all property lines, right-of-ways and easements is 5 feet, as
measured to the drip edge of the structure.

REFER: Pre-inspection report on Tract 59 of Blacksmith Lake Acreage,
if tract is suitable for development of two building sites .
Dear Sirs:
Enclosed is the pre-inspection report and fee for Tract 59 of
Blacksmith Lake Tract. The purpose of the request if to determine
if the said tract is suitable for development into two residential
building lots of approximately 2 . 5 acres each.
In response to your questions on the pre-inspection application
form, are as follows .
A) Tract 59 , Blacksmith Lake Acreage NW 1 /4 section 10 , Twp. 23
N. , Range 2 West, W.M. Mason County, WA. , the lots will be
used for single-family residential lots.
B) Tract 59 is vacant land with heavy tree and brush coverage.
C) Enclosed copy of site location, most of the surrounding tracts
are vacant, there are a few single family homes as are marked
on the enclosed map (marked with x) .
D) The property lines were cleared and marked with flagging.
Property corners were set with rebar and cap by Irwin Eng.
and Surveying Co.
E) Enclosed is a check for Forty Dollars ( $40 . 00 ) for the pre-
inspection report fee.
The sole purpose for this report is to determine if Tract 59 is
suitable to Short Plat into two lots of approximately 2 . 5 acres each
for single family residential lots . As stated above, the majority of
the surrounding tracts are vacant and those that are occupied are
single family residents (houses and trailers ) .
