will find comments made regarding the proposed development and its critical values.
In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must
be included in your specific proposal; these setbacks are included as part of the comments listed
below.
This information is based on County and State regulations as they exist to date. These regulations
may change and may affect the requirements for development of the subject property.

Comments:
Pre-inspection for Tim Diehm on November 18, 2004:
Inspection was done in order to establish setbacks for a proposed
garage and new residence on the property.
Rural Residential 5 zoning designation. Standard building
setbacks for this zone are a 25 foot front yard setback, and 20
foot side and rear yard setback. These setbacks are measured
from portions of structures over 30 inches above grade such as
roof overhangs, and any structure, including heat pumps etc. If
features of the property (existence of building, septic, or water
improvements; critical areas, or soils) limit meeting these
setbacks, you may apply for an administrative variance to the side
yard setbacks, but the request must maintain at least the 5 foot
minimum setback from the property line. This request can be
made at the time of building permit review for a proposed garage
or residential structure.
Other setbacks can apply when critical areas are present such as
streams, wetlands, steep slopes etc. A stream was observed
along the east property line; there is evidence of a defined
channel that conveys water seasonally from north to south on the
property and would support the defining of the stream as a type 5
stream. Runoff from the road at the front of the lot increases the
volume of stream flow. Staff measured a distance of 160 feet
from the west property line to the stream edge, in line with the
footprint area where an old mobile home was located; the nearest
corner of the footprint was 70 feet from the stream. The setback
standard of development from a type 5 stream is 90 feet (75 foot
vegetation buffer, 15 foot building setback); with the area
available to develop, a proposed 60 foot long manufactured home
could be sited to have a 10 foot sideyard setback on the west, or
the home could be oriented parallel or close to parallel to the
stream, and meet the proper 90 foot distance from the seasonal
stream.
The drive is well away from the stream and could be used to
access a proposed garage building closer to the front of the
property. Setback from the side property line would need to
comply with standards noted above.
Slopes: No slopes greater than 10 percent are adjacent to or
within 300 feet of the project. A geological study is not needed to
a proposed development.
No other critical areas were identified on site during the site visit.
