Below you will find comments made regarding the proposed development and its critical values. In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must be included in your specific proposal; these setbacks are included as part of the comments listed below. This information is based on County and State regulafions as they exist to date. These regulations may change and may affect the requirements for development of the subject property. Sincerely, Allan Borden Land Use Planner Mason County Planning Department 1/12/2005 1 of 2 SP12004-00309 Site Inspection 1/12/2005 Case No.: SP12004-00309 Comments: Pre-inspection for Mike Kirsch on Nov. 19, 2004: The purpose of the inspection is to note the limits to building on this parcel. There are two wetland areas to the north and northeast separated by about 300 feet where development could be located as long as neccessary buffers are retained. Rural Residential 5 zoning designation. Standard building setbacks for this zoning are a 25 foot front yard setback, and 20 foot side and rear yard setback. These setbacks are measured from portions of structures over 30 inches above grade such as roof overhangs, and any structure, including heat pumps etc. Other setbacks can apply when critical areas are present such as streams, wetlands, steep slopes etc. Streams / wetlands: No streams observed. The two wetland areas exists near the front and rear of the lot; each is a category III wetland comprised of hardhack, willow and salmonberry and subject to county wetland regulations. The applicant stated that the proposed shop and garages will be setback at least 65 feet from the edge of the wetland, easily noted on site. Due to these facts, the applicant would not need to have the wetland edge delineated or categorized prior to applying for development. The upland area of development is pretty flat and adequately sized to site the roads, septic and buildings within that area and meet the standards. Slopes: No slopes greater than 10 percent are adjacent to or within 300 feet of the project. A geological study is not needed to a proposed development. No other critical areas were identified on site during the site visit. If you have any questions please feel free to call.
