A 4.34-acre parcel undeveloped was field surveyed for potential development with the applicant. The initial survey found a Category IV wetland to be on the property. The required Vegetation Area buffer around the delineated wetland is 25 ft., as well as, an additional 15-foot Building Setback. An on-site sewage disposal drainfield (i.e. septic system drainfield) has a required 100 feet required distance from the wetland delineated-edge. No wetland delineation would be required if no development (e.g. road building, building site preparation, wells, waterlines or septic system are built near the designated wetland). No steep slopes exist near the site, therefore no geological review is required. The zoning on the property is Rural Residential 5 (RR-5). 8/11/2005 2 of 2 SP12005-00220 -l --I,- _ MASON COUNTY PLANNING DEPT. PRE-INSPECTION APPLICATION PLEASE PRINT $205.00 Fee Required 4.
