Critical Areas (RLC) site inspection was performed on your property. Below you will find
comments made regarding the proposed development and its critical values.
This information is based on County and State regulation; as they exist to date. These
regulations may change and may affect the requirements for development of the subject
property.

Comments A field inspection of the subject property was conducted on
11/21/01 to determine resource-related issues governing the
placement of a well and single-family residence.
The parcel is a forested tract at the end of Mahogany Court. It
contains a depressional area south and east of the driveway
access that meets the criteria for a Category III wetland per the
provisions of the Mason County Resource Ordinance. The
Resource Ordinance establishes buffer and building setbacks for
wetlands. The size of the buffer depends on the category of the
wetland. Category III wetlands require a 50' undisturbed
vegetative buffer plus a 15' building setback (for a total of 65'
distance from the wetland edge.) The existing driveway
encroaches into this buffer. Such historical access use is allowed
as a "grandfathered" activity provided that no expansion of the
road occurs. Expansion would require a Mason Environmental
Permit (MEP) and accompanying mitigation to offset the loss of
the buffer.
Further south a significant drainage crosses the driveway access,
this area was examined in consideration that it might qualify as a
stream and thereby be subject to the Fish and Wildlife Habitat
Conservation Areas chapter of the Resource Ordinance.
However, the drainage does not exhibit the characteristics of a
defined channel such as an Ordinary High Water Mark (OHWM)
and it moves through areas vegetated primarily with plants
characteristic of uplands such as Salal (Gaultheria shallon). This
surface water movement occurred recently after heavy rains. The
area is not jurisdictional for Mason County's Resource Ordinance.
However, it transistions into and out of jurisdictional wetlands on
this property and offsite. It remains a significant water
management issue for this parcel during heavy rain events.
Efforts to manage this drainage should take into consideration
erosion control and water quality. As discussed during the site
inspection, the 50-foot attentuation zone for the septic drainfield
should remain fully forested to help absorb surface waters and
protect water quality.

This checklist is designed to assist an applicant for a Building Permit, On-Site Sewage System Site Evaluation and
Disposal Permit, Access Permit, Land Modification Permit, Boundary Line Adjustments, Land Segregations, Hazardous
Waste Permit, or Shoreline Permit in determining whether their property is affect by regulations under the Mason
County Interim Ordinance (77-93). This checklist is an important opportunity for identifying early in the permit process
whether there will be any environmental regulations affecting the proposed development.
If the information is incomplete, then Mason County must disclaim any errors resulting from deficiencies in the original
application. Pre inspection reports remain valid only until development changes occur in the vicinity which affects the
lot evaluated in this inspection.
