Comments A field inspection of two five-acre parcels was conducted on
1/13/03 to assess critical areas issues relevant to the construction
of a single-family residence and other appurtenant structures.
A primary issue relative to the placement of any structure is that it
must meet the lot line setbacks. The frontyard setback for both
parcels is 25' from the edge of the right-of-way. Sideyard (lot line)
setbacks are 20' from side and rear lot lines. Since two parcels
are involved, it is important to consider the shared center lot line
when siting structures. A parcel combination may be desirable.

The parcels contain wetlands. A circular depressional area is
located in or near adjacent to the western portion of the southern
parcel. A linear depressional area trends northward, bisecting
both parcels, and drains the larger circular area. Both wetlands
are vegetated primarily with Spirea and sedges (Carex sp.) and
were saturated to the surface at the time of inspection. The
linear and circular depressional areas meet the criteria for
wetlands per the Mason County Resource Ordinance No. 77-93.
The Resource Ordinance requires setbacks from such wetlands.
The size of the setback depends on the category of wetland. A
cursory analysis using the typing criteria referenced in the
Resource Ordinance indicates that these are probably Category III
wetland. The setback for category III wetlands is 65', which is
comprised of a 50' undisturbed vegetative buffer + a 15' building
setback. However, it is suggested that you contact a qualified
wetland biologist to delineate and type the wetland to determine
actual setback distances and their effects on proposed
development. Please include setbacks and delineation on any
site plans submitted with permit applications.
The eastern edges of the parcels slopes gradually to the east at
an angle of approximately 20%. These areas are above the
minimum threshold for potentially unstable slopes. However, no
indication of slope instability was observed during the inspection.
If no clearing occurs on the slopes then a geological assessment
will not be required. If clearing is proposed on the sloped areas
then a geological assessment will be needed to evaluate slope
stability and address specific efforts to remediate the hazard.
Based upon the results of the assessment, a more detailed
geotechnical report may be required.
