will find comments made regarding the proposed development and its critical values.
In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must
be included in your specific proposal; these setbacks are included as part of the comments listed
below.
This information is based on County and State regulations as they exist to date. These regulations
may change and may affect the requirements for development of the subject property.

Inspection for Lloyd Tipton on Sept. 17, 2007:
The purpose of the pre-inspection was to evaluate facts about the

related to a new single family residence and an

proposed outbuildings on a 5.01 acre parcel in the north portion of
Mason County (Tract 16 of Survey Bk. 12 Pg. 34). The parcel is
undeveloped and has a 5 to 12 percent slope towards the center
of the parcel where a seasonal drainage alignment is located.
This drainage permits overflow runoff from a wetland situated over
300 feet to the northeast to flow past this property. These
findings state regulations in effect at the time of inspection, unless
noted otherwise.
The site is in the Rural Residential 5 zone. Standard building
setbacks are a 25 foot front yard setback, and 20 foot side and
rear yard setback (lot line setbacks). These setbacks are
measured from structures or projections above grade, such as
roof overhangs or gutters, balconies, stairs, decks, fuel tanks, or
heat pumps.
Resource Ordinance - Slope or Landslide hazards (development
proposed within 300 feet of a slope greater that 15 percent):
There is a general slope from the west and east borders to the
center of the parcel that does not exceed 12 percent associated
with the low natural drainage. The applicant does not need a
geologic study as part of development review.
Resource Ordinance - Stream or Shoreline critical areas: No
stream or shoreline areas were observed at the time of inspection.
The wetland is too distant for development standards to apply to
proposed residence or outbuilding.
The access to the building site crossing the south property area
should be provided with two 12 to 18 inch culverts in the channel
in the southwest portion of the property to allow the seasonal
runoff in the drainage to flow past this access path alignment and
continue flowing to the south.
General process: Future site development must include a site
plan, showing all setbacks from property lines and proposed
improvements. This plan will be needed for the building permit
application submittals. Your proposal should meet proper
setbacks and not interfere with the location of the septic system
components.
