Pursuant to your application, a site pre-inspection (SPI)was performed on your property. Below you
will find comments made regarding the proposed development and its critical values.
In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must
be included in your specific proposal; these setbacks are included as part of the comments listed
below.
This information is based on County and State regulations as they exist to date. These regulations
may change and may affect the requirements for development of the subject property.

Comments:
Pre-inspection for Jerry Martin:
Rural Residential 5 zoning designation. Standard building
setbacks for this zoning are a 25 foot front yard setback, and 20
foot side and rear yard setback. These setbacks are measured
from portions of structures over 30 inches above grade such as
roof overhangs, and any structure, including heat pumps etc.
Other setbacks can apply when critical areas are present such as
streams, wetlands, steep slopes etc.
Streams /wetlands: No streams observed. A small wetland area
exists near the front of the lot; it is 25 ft. wide and about 90 ft. long
category IV wetland comprised of hardhack and could be
considered too small (less than 10,000 sq. ft.) to be subject to
county wetland regulations. The access drive crosses the north
edge and may be ponded by area runoff headed to this wet area.
A second wetland was observed on the adjacent property to the
west. It is likely a category III wetland that is 40 ft. wide and
greater than 100 ft. long. It is located at 50 feet from the west
property line of the subject parcel. Land clearing of the subject
parcel has removed an estimated 25 feet of this buffer. An actual
determination will need to be made regarding the category and
buffer requirements of this wetland area. Some vegetation
restoration will be necessary to replace the buffer vegetation
removed during site preparation. It is possible to do this
restoration through a Mason Environmental Permit process which
would evaluate the possible replanting to mitigate for those buffer
impacts. The Mason County planner has sent you the Wetlands
ordinance, wetland consultant list, Mason Environmental Permit
application and fee information.
Slopes: No slopes greater than 10 percent are adjacent to or
within 300 feet of the project. A geological study is not needed to
a proposed development.
No other critical areas were identified on site during the site visit.
